ARC Requests (Architectural Review)
The Architectural Review Committee (ARC) process ensures that exterior improvements to properties comply with your community's CC&Rs and Architectural Review Guidelines.
What requires ARC approval?
Common improvements that typically require approval:
- Fencing (installation, replacement, or modification)
- Decks, patios, and pergolas
- Room additions or structural changes
- Exterior paint color changes
- Driveways and walkways
- Detached structures (sheds, carports)
- Solar panels
- Significant landscaping changes
Minor repairs and maintenance using the same materials and colors typically do not require approval.
Reviewing a request
When an ARC request is received:
- Go to ARC Requests → Review
- Select the pending request
- Review the submitted application, drawings, and specifications
- Vote to Approve, Approve with Conditions, or Deny
- Add written comments explaining the decision
- Click Submit Decision
The homeowner is notified by email of the decision.
Response timeframe
Review your CC&Rs for the required response timeframe. Many governing documents require the board to respond within 30 days. Failure to respond within the required window may constitute automatic approval under some state laws.
Recording decisions
All ARC decisions are logged in the system with the date, vote, and any conditions. This creates a permanent record that protects both the board and the homeowner.
Violations and unapproved work
If a homeowner completes exterior work without ARC approval, issue a violation through the Violations module and require them to submit an after-the-fact ARC application. Consult legal counsel for enforcement options if the homeowner refuses to comply.
